Tippits Court Accommodation
When you arrive at Tippits Court, park up and have a good stretch at your journey’s end, then go through the secret door into the courtyard. Straight ahead is The Cottage, where two bedrooms sleep 4 guests. Step into the open plan living space which has a kitchen and dining table to one side, and a very restful lounge area with a wood-burner to the other. In between them a wooden spiral staircase winds up and round to the two bedrooms; Bedroom 1 has an ensuite bathroom with a freestanding bath, both rooms have vaulted ceilings supported by original chunky timbers. Bedroom 2 has an ensuite shower room and both bedrooms have an outlook over the courtyard. The beds at Tippits Court are zip and link so you can have them arranged as super kings or twins.
Back downstairs a door leads from the kitchen into The Harvest Hall, an enormous vaulted entertaining room where you can all get together for feasting, for fun and games, and to raise a toast to significant occasions. Plump sofas beckon you to put your feet up, a wall hung wood-burner gives you a cosy glow and extra warmth on colder days and nights, floor to ceiling windows allow the light to pour in and French doors open onto the courtyard. At the far end is a very unique and decorative marble topped dining table that seats 14, setting the scene perfectly for birthday feasts.
Behind an old fig tree to the right of The Harvest Hall is The Cider Barn with its spacious open plan living space; there’s a very in-keeping kitchen, a dining table and chairs, comfy seating and a wood-burner. A rustic sliding barn door leads through to the bedroom (Bedroom 3) where there’s snooze space for 4 in zip and link beds and 2 extra guest beds (charged per person); an original barn door leads to the ensuite bathroom with a roll top bath and separate shower.
From the bedroom there’s a door into The Dairy (Bedroom 4) which also has its own access to the side, so can be used as an entirely separate room for 2, or is great for a family of 6 with parents and younger children in Bedroom 3 and older children in Bedroom 4. The Dairy has an ensuite shower room.
Next to The Dairy is The Cow Byre (Bedroom 5), accessed from the courtyard. This is a large room with zip and link beds and an ensuite shower room; with 2 optional extra guest beds (charged) this makes great sleeping quarters for a family. Interiors at Tippits Court are fabulous throughout – a gorgeous mix of modern and practical, eclectic antique furnishings and quirky vintage accessories sourced from local shops and markets.
The large grassed courtyard has gravelled walkways and plenty of space for you to get together for lazy days in the sunshine; there’s play equipment for younger children and garden games that you can all join in, like Giant Jenga, boules and croquet. Spread rugs and have a leisurely picnic on the lawn, in the evening, sit and chat beneath the twinkly lights around the barbecue, slip into the hot tub for a soak under the stars.
Explore the wider grounds that are home to miniature ponies, sheep, ducks and chickens. Fruit trees grow in the gardens with figs, plum and pears ripe for picking in late summer, there’s a pond (unfenced) and an orchard that’s frothy with apple blossom in springtime; in the autumn the fruit hangs heavy on the bough ripening in the sunshine.
