Overbrooks Accommodation

You’ll start to relax as you turn off the lane and head up the drive to Overbrooks; an idyllic world awaits you, one where time slows down and the hours are to be enjoyed. Wander over the little bridge to the main house, go through the porch and step inside to a large reception hall with warm oak flooring and a wood-burner to welcome you on colder days.

There’s a study area so if you need to touch base with business you can do so, and there’s a boot room with access to the garden, so handy for when you’ve been for a walk in the fields with your dog and you come back a little wet and muddy. The study area leads through to a large dining room with a wood-burner for the chillier months of the year as well as heating beneath the limestone floor; but when it’s warm out, you can open the doors and step outside to the decked terrace that sits over the brook. The dining room is open plan to the well-equipped Shaker style kitchen; right next to this is a utility room with laundry facilities.

Back in the reception hall to the left are the stairs and then straight ahead is the sitting room. Go left at the bottom of the stairs to the large, light and airy drawing room, triple aspect, with doors opening onto the terrace. This is another room that has a wood-burner for added cosiness in the autumn and winter. Interiors are modern country house style throughout with lots of original Victorian character, playful splashes of colour and a very welcoming ambience.

Pad upstairs and straight ahead of you is Bedroom 1, the master bedroom at Overbrooks. It’s a huge room, with a vaulted ceiling, a super king bed, a dressing area and an ensuite bathroom with a bath and separate shower. Left of the landing is Bedroom 2 with a king size bed and its own bathroom with a bath and overhead shower. Follow the landing round to the other wing of the house where there’s a family shower room and Bedrooms 3 and 4; Bedroom 3 has a double bed, and Bedroom 4 has zip and links (super king or twin). Bedroom 5 is opposite Bedroom 2 and has adult sized bunk beds.

The larch clad Annexe is a very short stroll from the main house and makes great ancillary accommodation for a family or for older couples who like their own space. Step into a large open plan living space with kitchen, dining and living areas; the dining table doubles up as a games area for pool and table tennis. Ahead of you is the shower room, to the left is Bedroom 6 with twin beds. Round to the left of the kitchen area is Bedroom 7 with a king size bed. Both bedrooms have separate access to the shower room. Next to Bedroom 7 there’s a WC/utility room.

The grounds are immense, covering over 5 acres and it’s all yours to enjoy and explore. The more formal gardens have prairie style planting, inspired by the Piet Oudolf garden at Hauser & Wirth just a few miles away at Bruton. Two brooks slip happily through the gardens, lawns sweep round and about, there's a trampoline for the little ones to bounce on, and the views are of open fields and woodlands. It’s glorious! Outside the annexe there’s a decked terrace with a hot tub – the perfect spot for watching the clouds drift by or at night, for counting the stars. The gardens lead onto a paddock where you can idle away the hours playing rounders or tucking into a big fat picnic, with sausage rolls and lashings of fizzy pop!
