Introduction
Quantock Barns are made up of a collection of luxury barns for hire as a whole, sleeping 24, or part let sleeping 14.
The Wagon House
130 mm threshold step through an 800 mm doorway stepping immediately into open plan living area measuring 9000 x 5800mm with stairs rising to the two en-suite bedrooms, the kitchen is L shaped with a number of cupboards above & below, a double oven with ceramic hob, microwave, George foreman, cafetière, kettle, complimentary tea, coffee & sugar, dishwasher, washer/dryer, large fridge freezer, Crockery & cutlery for 12 along with various large cooking and serving dishes in the cupboards, dishwasher tabs under the sink with a small amount of cleaning products & washing powder. There is a large 12 seat dining table in the centre of the room.
Hoover, mop & bucket under the stairs.
The flooring downstairs is flagstone with underfloor heating, 2 radiators in the living quarters, the lounge area has a large L-shaped sofa with a combo sofa bed bedding is included in the large wicker coffee table, the sofa bed is accessed by pulling out the two bottom trays of the large section of the sofa to reveal the frame and then unzipping and opening out each of the seat cushions to create the mattress, there is a mattress topper in the smaller wicker basket under the large TV which has a sound bar, there is a freestanding wood burner with kindling, wood, firelighters and matches to the right of the patio doors. Outside there is a hot tub and seating area and a freestanding barbecue
The bathroom has a Jacuzzi bath, toilet, sink, over basin illuminated mirror, shower, vanity unit and heated towel rail. The stairwell & bedrooms are all carpeted.
There is a heating dial control for the Wagon House thermostat which is situated above the mirror in the master bedroom, it is battery operated, please ensure the red light is on as you adjust the dial to the required temperature, if it fails to illuminate the battery may be low or dead & the heating panel will temporarily loose communication.
The Games Room
Games room is accessed by 130 mm step through an 800 mm doorway onto tiled flooring, there is underfloor heating, large open plan area measuring 4000 x 8000mm and contains a U-shaped seating area, pool table large TV with an Xbox 4 controllers and sound bar, at the far end of the room in a rolltop counter with cupboard & drawer storage, a number of assorted drinking glasses & 2 undercounter fridge, there is also is a small box of assorted games and books, a large pull-out drawer bin, a few dishwashing items underneath the sink. There is a door to a small toilet with hand washing sink.
There is a heating panel outside the toilet and the central control hub for this is in The Shire Horse above the TV.
Posh Piggery
Entrance door has a 130 mm step up and over threshold through 800 mm doorway with entrance straight into a large L-shaped open plan kitchen, dining & living area measuring 8000 x 3600 mm with laminate flooring. The kitchen area has a large fridge freezer, countertop microwave, sink and drainer with mixer tap, under counter oven with integral countertop ceramic hob and overhead hood, crockery, glasses and cutlery for 2, kettle, cafetière, 4 slice toaster & complimentary tea, coffee, sugar. Iron with ironing board (board located under the bed), large extendable dining table and four chairs, two wall mounted radiators, an L-shaped sofa, large wicker storage box, wall mounted mirror and a large Wall mounted TV, sliding patio door measuring 800 mm, threshold inside of 90 mm stepping down to 20 mm, where there is a large patio area which wraps around with a seating area, this is laid to flag stone paving with some gravel around the outer edges and a grass bank.
Door leading from the lounge into the bedroom is 750 mm wide & has a flagstone floor with underfloor heating, the bedroom is open plan with a Super king bed, bedside tables, lamps, dressing table with three drawers, a desktop mirror & chair, hairdryer, double wardrobe. There is 150mm step up into the bathroom area, sink is 800 mm off the floor with a pedestal, over sink illuminated vanity mirror, heated towel rail. In the centre of the bathroom area is a large floor standing bath with a telephone cradle faucet, ice bucket, on two walls behind the bath there are tealight candles recessed into a holder, the shower has a 10 mm step into the cubicle with floor to ceiling tiles, 1200 mm x 870 mm wide, glass side with no door, overhead cascade shower with adjustable riser handheld shower head. Complimentary boxed soap, bath and shower gel, shampoo and conditioner and a body lotion.
The patio double doors measuring 1200 mm with a 16 mm threshold step down 20 mm on to the outer flagstone floor.
The door to the toilet measures 750mm, toilet height is 400 mm, toilet room is 1200 x 1000 mm wide with light switch just inside the door.
Double Tree and Wagon Wheel.
Low 40 mm threshold entrance into both these rooms with an 800 mm doorway leading into an open plan living space measuring 5400 x 5000 mm with small kitchenette, Super king bed, bedside tables, lamps, dressing table with three drawers, a desktop mirror & chair, hairdryer, double wardrobe, wall mounted TV, small table and two chairs, salt & pepper. In the kitchenette area there is a rolltop counter with sink & drainer and row of cupboards & 1 set of drawers, countertop microwave, crockery, glasses and cutlery for 2, kettle, 4 slice toaster & complimentary tea, coffee, sugar. Iron with ironing board (board located under the bed), radiator, wall mounted mirror, 750mm doorway leading to the ensuite shower room measuring 1600 x 1700mm, heated towel rail, over sink illuminated mirror, pedestal sink and shower cubicle with the threshold of 200 mm measuring 900 x 900mm, complimentary boxed soap, bath and shower gel, shampoo and conditioner and a body lotion. The room dial thermostat is just inside the door.
Saddleback Sty & Gloucester Old Spot
Tiled area on entrance over 130 mm threshold through 800 mm doorway leading into the main living area measures 3600 x 3100mm which has laminate flooring with small kitchen area to the left, has rolltop counter with sink & drainer, set of drawers, cupboards, integral hob, single oven & fridge, counter top microwave with a four slice toaster, complimentary tea, coffee, sugar, kettle, Iron with ironing board (board located under the bed), with crockery, cutlery, glassware for 2. Wall mounted TV, small table and two chairs, a two seater sofa & large mirror, 880mm narrowing through to the bedroom area which is carpeted, widening to 1600 mm where there is a towel rail and a small multi storage unit, the bedroom area measures 3550 x 2800 mm with super king bed with a window behind, bedside tables, lamps, radiator, 4 coat hook pegs, recess shower unit, fully tiled, glass door fronted with a single shower on a riser bar measuring 900 x 900 mm with 200 mm step up, complimentary boxed soap, bath and shower gel, shampoo and conditioner and a body lotion, on the opposite side of the room is the toilet measuring 900 x 1400 mm tiled floor through 750mm doorway with pedestal sink, mirror & toilet.
British Lop
Entrance over 130 mm threshold through 800 mm doorway leading into the main living, dining, kitchen area measuring 3440 x 7600mm with 2 bedrooms off to the left and right of the main living area, wall mounted heater behind the extendable dining table with 4 chairs, mirror & large square wicker storage box. L shaped sofa, large TV on stand, kitchen area has rolltop counter with a row of cupboards, under counter fridge, counter top microwave with a four slice toaster, complimentary tea, coffee, sugar, kettle, sink and drainer, Iron with ironing board (board located under a bed), intergral hob with oven underneath & cooker hood. The living area is laid to laminate. 750mm wooden doorway leads into the bedrooms, measuring 5000 x 3000mm and 4500 x 3000mm both laid to carpet.
Each containing a super king bed, double wardrobe, bedside cabinets, lamp, large Seven drawer storage unit, single Wall mounted radiator, 750mm door to toilet measuring 900 mm x 1500 mm, there is a heated towel rail next to the sink with an over basin illuminated mirror. The shower cubicle measuring 900 x 900 mm is fully tiled with a 200mm step up into shower, complimentary boxed soap, bath and shower gel, shampoo and conditioner and a body lotion, the bathroom area is tiled and recessed from the bedroom measuring 1000x1900mm. Double French doors measuring 1270 mm wide leading onto patio area with chairs and table
The Paddocks
There is a central living area called the Grazing Paddock measuring 3400 x 5400 mm with a bedroom off either side of this room, NB the Shire Horse next door shares the facilities in the Grazing Paddock. Paddock 1&2 bedroom areas measure 3440 x 3800 mm with a super king zip & link bed that can be made as either a twin or super king configuration, bedside tables, lamps, dressing table with three drawers, a desktop mirror & chair, hairdryer, double wardrobe, with the wardrobe area measuring 1260 x 2100 mm, en suite shower room is accessed from each bedroom through a 750mm doorway has a toilet, heated towel rail, sink with an over basin illuminated mirror, the corner shower cubicle, cascade shower head & riser bar hand shower, measuring 800 x 800 mm with a roller door has a 400mm opening is fully tiled with a 200mm step up into shower, the bathroom area is tiled with a laminate flooring, complimentary boxed soap, bath and shower gel, shampoo and conditioner and a body lotion.
Main Grazing kitchen, dining, living area has a L shaped sofa, extendable dining table with four chairs, kitchen area has a rolltop counter with a row of cupboards, under counter fridge, a four slice toaster, complimentary tea, coffee, sugar, kettle, sink and drainer, Iron with ironing board (board located next to the wardrobe), counter top hob & cooker hood, microwave with oven underneath, crockery, cutlery, glassware for six. Wall mounted TV, large mirror, wall mounted heating control panel behind the door to grazing paddock and in each bedroom, there is a white plug in hub with a red illuminated ring light plugged into the socket in the dining area, this is the communication control hub for the heating panels and should be kept switched on at all times. Each bedroom has its own lockable entrance and a secondary key for Grazing access, the access door from the bedrooms into Grazing is not lockable, (The Shire Horse occupant has a key to access the Grazing area).
The Shire Horse
Entrance through an 800mm wide doorway with 130mm threshold into the wide 1600mm wide L shaped hallway which has ribbed carpet on entrance and continues around into the large bedroom area, light switches to the right-hand of the door heating panel control to the left-hand of the door, large mirror, the heating control hub is plugged into the socket above the TV and must always be switched on & illuminated red, it communicates with the heating panels in the shire horse & games room.
The wet room bathroom is accessed off the main hallway through 800mm wide doorway is 2000 x 2300mm with a standalone toilet 500mm height with hand rail mounted on the wall, wall mounted sink which is 760 mm from the floor, shower cubicle area has a single glass panel to the side from floor to above shower head height, is 900 mm wide by 880mm deep to end of shower window but with no door so you have the full width of the room to the sink, 1560 mm allowing for wheelchair manouvering, the shower controls are 980 mm from the floor with an overhead large showerhead and an adjustable height shower head on a riser bar, heated towel rail behind the door, over basin illuminated mirror, single lever tap swing left for hot right for cold, complimentary boxed soap, bath and shower gel, shampoo and conditioner & body lotion. The Bedroom area measures 4800 x 3900 mm, beds can be either twin or super king configuration with a bedside cabinet on either side, lamps, a dressing table with small chair underneath, hairdryer, wall mounted TV, wardrobe, ironing board, (iron in wardrobe) there is a small unit with kettle and tea and coffee making facilities, a bottle of tap water & 2 glasses, with access to the next door grazing paddock for your fridge.
