Introduction

Viney Hill Country House is a large group holiday home on the edge of The Forest of Dean. It sleeps up to 18 guests in 8 bedrooms and has an indoor swimming pool, BBQ lodge, game room and children's play area.

Public Transport:

Train: The nearest train station is at Lydney, about 4 miles away.

Other train stations are:

Gloucester Railway Station 17.00 Miles Bus service available
Newport Railway Station 30.80 Miles Taxi or change for Chepstow/Lydney

Bus: The nearest bus station is at Lydney, about 3 miles away. The nearest bus stop to Viney Hill Country House is at at Nibley crossroads. If you then follow the signs you will find Viney Hill Country House on the right, about 200 yards from the junction.

Services come to Lydney from Gloucester, Newport and Chepstow. Taxis are available from Lydney to Viney Hill Country House.

Road: You will find detailed directions in the check in information which can be viewed after you have made a booking.

Parking:

The main parking area for the house is accessed from Viney Hill Road. If travelling from the A48, you will need to turn right into the car park.

Parking is limited to six vehicles and the entrance must be kept clear to allow access from the owner’s private parking area.

Parking on the verge at the front of the property is for short periods only, as it obstructs the visibility of vehicles leaving the car park.

The car park is shared with the neighbouring Lodge and vehicle access must be maintained to the lodge parking area at all times.

Access to the House:

The car park is a level area of stone chippings, leading to a block paving footpath which continues from the car park to the house.

The house is approx 20-30 metres from the car park.

There are no steps from the parking area to the house.

Entrance to the house:

The threshold of the front door is slightly raised and is not flush with the porch floor.

The front door is approx 90cm wide.

General:

The hot water and central heating system is run from an oil fired boiler located in the kitchen and controlled from a timer thermostat in the ground floor reception area.

There are no bedrooms on the ground floor. All bedrooms are on the 1st and 2nd floors and can only be accessed via the stairs.

Accommodation:

Hallway:

The front door leads into a small carpeted reception hall with the first flight of stairs (8 steps) on the left of the hallway, and access to the main reception area to the right of the stairs.

The hallway is lit by a ceiling light. There are standard width doors to the games room and the library. Both of these rooms have wood flooring.

Snug / Library:

There is wooden block flooring, one 2 seater settee, and two arm chairs.Lighting is 4 x wall lights, there is an electric dehumidifier and a gas fuelled coal-effect fire.

Reception:

Continue through the hallway leading to the fire door, and then into the carpeted main reception area.

Kitchen/dining room:

The open entrance is on the left as you enter the reception area. The kitchen has a tiled floor with kitchen units and appliances bordering a central island.

The stove/cooker has a gas hob with two electric ovens and a grill. Other appliances include 2 upright fridge/freezers, a microwave, 2 dishwashers, 2 toasters and 3 cordless kettles.

The dining area is off the kitchen, down one 8" step, and has wooden flooring and oak tables with leather covered chairs.

Conservatory:

This doubles up as a utility area with a fitted sink unit, a washing machine and condensing drier. There is an exit to the rear garden and pool enclosure.

Games Room:

This is situated to the right of the entrance hall and has a pool table and table football.

Library:

This is situated to the right of the entrance hall.

Ground floor W/C:

This is situated to the right of the reception area, accessed through standard width doors approx 76-80cm.

Lounge:

This is entered via swing doors to the left of the ground floor W/C. This room has a multi-fuel stove and several comfortable leather sofas and chairs. There is a large wall mounted TV with Sky TV, and a DVD player.

Stairs:

There are 8 steps to the first landing, with a further combination of steps to the bedrooms on the 1st floor.

There is another staircase of 9 steps to the 2nd floor. Again, there are a combination of steps to the bedrooms on this floor.

There are banisters and hand rails for the main staircases.

Please note, the second flight of stairs to the top floor is uneven in depth and height.

Bedrooms:

A flight of 7 stairs from the 1st floor landing leads to Bedrooms 4 & 5. Bedrooms 3, 6, 7 & 8 are accessed up 2 steps from the 1st floor landing. Bedrooms 1 & 2 are on the top floor. Please refer to the floor plans on the property pages to see the layout.

Bathrooms:

All bedrooms have en suite shower rooms, with the exception of Bedroom 8, which has an ensuite WC and use of the bathroom next door, and Bedroom 3 which has a bathroom with a bath and overhead shower. All shower cubicles have a step up to the shower tray.

Mobile Phones:

Reception in the Forest of Dean is patchy. However, Vodaphone, O2 and T-Mobile are accessible in the main house. There is also a coin operated pay phone available.

Pets:

We will accept up to two dogs charged at £50 per dog. Please follow the dog rules we provide. Access must be restricted to non carpeted ground floor areas only. Any additional cleaning costs needed to ensure the welfare of other guests will be chargeable.

Service Dogs:

Service dogs can be accommodated, but only with prior agreement with the property owners. Access must be restricted to non carpeted ground floor areas only. Any additional cleaning costs needed to ensure the welfare of other guests will be chargeable.

Patio & Pool Enclosure:

The swimming pool is accessed from the patio at the rear of the property. The pool is heated and covered by a conservatory type enclosure, for year round use. The pool measures 10m x 5m and is a constant depth of 1.5m. There are steps in the corner to aid access.

Garden Play Area:

This is located to the rear of the property, by the pool.

Front garden:

Please bear in mind that the front garden borders our neighbouring properties and should only be used for quiet recreation.
