BBQ: Charcoal barbecue for use from Easter to the end of October. An initial bag of charcoal is provided, with more available to purchase from the owners.
Bed Linen and Towels: Duvets and pillows (synthetic filled), bed linen, 1 cot mattress sheet, and towels are provided. You will need to bring your own towels for use with the hot tub. Please bring appropriate footwear for going to and fro.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Nespresso coffee machine (takes standard capsules), 2 large and 2 small cafetieres.
Cots: 1 full-size cot available on request. Internal dimensions 130cm x 60cm. This is for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet. The owners will allow more well behaved pets strictly by request.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please use this ZapMap to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, high balls, gin bowls, cocktail glasses, pint glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel and moisturiser, hairdryers in most bedrooms.

Firepit: Wood firepit for year round use. An initial sack of wood is supplied, with more available to purchase from the owners.
Food Deliveries: Asda, Sainsbury’s, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Large grounds with orchards, a river, pond, outdoor table tennis and lawn games (badminton, boule, croquet, rounders).
NB: The pond and river are unfenced so toddlers and younger children must be supervised at all times.
Guests: This property sleeps 10 guests in 5 bedrooms. 2 more children aged 12 years and under can be accommodated on extra guest beds at no additional charge. For more details please see the Floor Plans.

Hot Tub: The hot tub seats 7 and can be used year round.

Music: Bluetooth speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 5 vehicles.
Rooms: Open plan kitchen/living/dining room, living room, conservatory, utility room, 5 bedrooms, 2 shower rooms, family bathroom, large veranda.
Room Configurations: Bedrooms 1 and 3 have super king beds, Bedroom 2 has a king size double, and Bedrooms 4 and 5 are twin rooms.
Stairgates: There is a fixed stairgate at the bottom of the stairs.
TVs: Smart TV with access to streaming services (own passwords) in the living room.
Wifi: Broadband.
Wood-burner: Wood-burner in the open-plan dining/living room, for use year round. An initial basket of logs is supplied, with more available to purchase from the owners.
Restrictions: Consideration for neighbouring properties – no outside noise after 11pm.
Please note that the following applies as per our Terms & Conditions and House Rules: No smoking or vaping (consideration for neighbouring properties) – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
