AirCon: There is AirCon in the open plan kitchen/dining/living room and in Bedrooms 1 and 2.

BBQ: 6 burner gas barbecue in the outdoor kitchen, with gas provided year round.

Bed Linen and Towels: Duvets and pillows (synthetic filled), bed linen, cot mattress sheets, bath robes, towels and towels for use with the pool/hot tub are provided. Please bring appropriate footwear for use with the spa facilities. 

CCTV/Noise Monitors: CCTV covers the pool, the entrance to the property and the waterfall in the hallway. Please see CCTV At Your Large Group Holiday House for more information.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Cinema Room: Tiered seating and beanbags, full size Marvel characters, starlight ceiling, interval lighting and light up steps, surround sound, 3m x 2.5m projection, Sky Sports & Movies (full package), access to streaming sites using your own account, wireless connection to devices, PS5.

Coffee Machine: 2 cafetieres.

Cots: 2 travel cots are available on request. These are for infants aged 2 years and under.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.

Electric Vehicle Charging: 1 EV charging point for guests to use. Extension leads cannot be used with this (charging cable to plug only) and it must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.

Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, high balls, gin bowls, cocktail glasses, pint glasses). 
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, shampoo & conditioner, hairdryers in all bedrooms. Iron and ironing board.

Features: Outdoor pool with slide and swim-up bar, hot tub, sauna, steam room, games room/gym, outdoor table tennis, cinema room, childrens play area.

Firepit: Gas firepit for year round use, gas supplied.

Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room/Gym: This is in a separate building in the garden. There is video racing and air hockey, a cross trainer, treadmill, exercise bike and weights.

Garden: Private and secure landscaped gardens with large pool terrace, lawns and children’s play area, outdoor furniture and heated marble sun loungers.

Guests: This property sleeps 10 guests in 5 bedrooms. 4 more guests can be accommodated on good quality Chesterfield sofa beds at no extra charge. For more details please see the Floor Plans

Highchairs: 2 available on request.

Hot Tub: The hot tub seats 12 and can be used year round. 

Kitchen/Utility: 2 x electric ovens, 6 burner electric hob, boiling water tap, tall fridge freezer, washer/dryer, dish washer, 2 wine fridges, ice tray for champagne.

Music: Built-in Sonos system in the open plan living space, pool terrace and pool bar, with iPad control. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 10 vehicles via electric gates.

Rooms: 5 bedrooms (2 ensuite), family bathroom, boot room/cloakroom, ground floor shower room, large open plan kitchen/dining/living room, cinema room. Separate games room/gym and steam room/sauna.

Room Configurations: Bedrooms 1 and 2 have US king beds (6’4” x 6’8”), Bedrooms 3 and 4 have a US Queen bed (5’ x 6’8”) and Bedroom 5 has a UK double bed.

Sauna: This is located in a glass fronted building on the pool deck. It seats 12.

Stairgates: Due to the nature of the bespoke staircase it’s not possible to have stairgates.

Steam Room: This is in the same glass fronted building as the sauna, on the pool deck. It seats up to 10.

Swimming Pool: The outdoor pool is available for use year round. It is heated to 29-30 degrees and measures 12m x 6m with a shallow end of 1.2m and a deep end of 1.8m. There are steps to aid access, a stainless steel semi-circular slide, and a swim-up pool bar with a TV and seating. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

TVs: Smart TVs with access to streaming services (own passwords) and Sky TV (Sports & Movies) in open plan living space, cinema room and outdoor bar. Smart TVs in all bedrooms.

Wifi: Truespeed ultrafast fibre broadband.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
