BBQ: Gas BBQ on the barbecue island, available for use year round. Fuel provided. 

Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, bath robes and towels are provided. Alternatively, you may bring your own towels and appropriate footwear for use with the pool and sauna.

CCTV/Noise Monitors: There is CCTV covering the entrance driveway to the private estate.There are noise monitors in the kitchen/dining room which also cover the lawned courtyard and terrace, and in the pool building. For more information please see Noise Monitors At Your Large Group Holiday House and CCTV At Your Large Group Holiday House.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: 2 cafetieres.

Cots: 3 travel cots available on request. These are for infants aged 2 years and under. 

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are 2 EV charging points shared by all properties on the estate. Extension leads cannot be used with these (charging cable to plug only). You will need to download an App to use this and can pay for usage by card. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.

Essentials: There is enough crockery and cutlery for a dinner party for 30 guests, glasses (wine, champagne, pint, water/spirit, shot glasses, plastic wine and tumblers for use with pool). 
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, washing powder, hand soap, body wash.
Hairdryers in all bedrooms.

Features: Indoor swimming pool, hot tub, sauna, games area.

Firepit: Wood fired, with logs provided.

Food Deliveries: Waitrose, Sainsburys, Tesco, Asda, Morrisons and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information. When you place your order note that the Estate has recently been allocated a new postcode - BA13 4GF. If the delivery driver cannot find Boon Barn using this postcode, he should try the old one - BA13 4AQ.

Games Area: Pool table, table football and table tennis.

Garden: All weather lawn, patio with barbecue island and seating, courtyard and roof terrace. 

Guests: This property sleeps 20 guests in 10 bedrooms. 10 more people can be accommodated on extra guest beds at an additional charge per person. You can view where these extra beds are on the Floor Plans

Note that if you book The Dorm you can only book extra beds in two of the other bedrooms (4,5,8 or 9) to make a total of 10 extra guests, and a maximum group size at Boon Barn of 30 people. 

Highchairs: 3 provided on request.

Hot Tub: The hot tub is in the spa hall. It seats 6-8.

Inflatables: Swimming pool floats are available and can be purchased on arrival. Guests may bring their own floats provided that they do not contain glitter.

Kitchen/Utility: 3 electric ovens, 6 ring inset halogen hob, 3 microwave ovens, 2 large built-in fridges, large built-in freezer, ice machine, 2 dishwashers, washing machine and dryer.

Music: Portable speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for several vehicles, runway and helipad.

Pizza Oven: Wood-fired (pellet) pizza oven available year round, fuel provided. See the perfect Pizza Dough recipe.

Rooms: 10 ensuite bedrooms, large open plan living space and games area, large kitchen/dining room, utility areas, mezzanine, spa hall.

Room Configurations: 

Bedrooms 1, 2 and 4-9 have zip and link beds that can be arranged as super kings or twins.

Bedroom 3 has zip and link beds that can be a king size or a 2ft 9" twin.

Bedroom 10 (The Dorm) has a double bed and room for up to 8 extra guest beds; these are a bunk for 1, bunk beds for 2, and 5 singles, charged extra per person.

Sauna: The sauna is in the pool hall. It seats 4-6.

Swimming Pool: The pool is in the spa hall opposite the kitchen/dining room and is heated to 28-30 degrees. It measures 10m x 5m with a constant depth of 1.2m. There are steps to aid access.

TVs: There is a TV in the open plan living room with Sky Sports & Movies, Smart TVs in all bedrooms and 6 TVs in The Dorm.

Wifi: Broadband.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.

Boon Barn is within the private 20 acre Wiltshire Estate; there are other properties on the estate undergoing renovation for letting with Sleeps12 so it is possible that you will hear/see building works being undertaken during your stay, though this will be kept to a minimum. During the week the builders finish at 5pm Mon-Thurs and at 4pm on Fri; there will be no works at weekends unless absolutely necessary. For more information please see Ongoing Works at the Wiltshire Estate.
