BBQ: Covered BBQ/prepping area with gas BBQ for use year round, with gas supplied.
Bed Linen and Towels: Duvets and pillows (synthetic filled), bed linen, cot mattress sheets, bath robes, and towels are provided. Please bring extra towels and suitable footwear (such as flip-flops) for use in the spa hall.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Coffee machine and 2 cafetieres.
Cots: 2 travel cots are available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome at a small extra charge each. Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: 2 Pay-As-You-Go EV charging points for guests to use. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, high balls, gin bowls, cocktail glasses, pint glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
1 hairdryer for each bathroom and in the spa hall. Iron and ironing board.

Features: Spa hall with pool, hot tub and sauna, games room/movie room with table football and 3-in-1 games table (pool, air hockey, table tennis), children’s play area with play activities for younger children.
Food Deliveries: Dart Fresh, Riverford Organics, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room/Movie Room: This is in the same building as the spa hall, just opposite the accommodation. It has a 3-in-1 games table for pool, table tennis and air hockey, table football, large wall projection and a large sofa.
Garden: Garden with large patio (partly enclosed with play activities for younger children), outdoor seating, BBQ area and lawn.
The garden is not fully enclosed so children and pets must be supervised at all times.
Guests: This property sleeps 14 guests in 7 bedrooms with room for 4 extra guest beds, charged per person. For more details please see the Floor Plans.
The dining table comfortably seats 16
Highchairs: 2 available on request.
Hot Tub: The bespoke stainless steel hot tub is in the spa hall. It seats 6 and is sunk into the ground with a ladder for access.
Kitchen: 2 x combi ovens, steam oven, 4 ring induction hob, hot plate, 2 x US style fridge-freezers, wine fridge, 2 x dishwashers, microwave, washer/dryer in spa hall.
Music: Bluetooth speakers throughout the property. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 6 vehicles.
Rooms: 7 bedrooms (3 ensuite), large open plan kitchen/dining/living room, 2 x bathrooms, games room/movie room (as above), spa hall with pool, hot tub, sauna, changing rooms, wall mounted hairdryer, WC and laundry facilities.
Room Configurations: All bedrooms have zip and link beds (king size or twin). Bedrooms 2-5 have room for an extra guest bed (charged per person).
Sauna: The sauna is in the spa hall. It seats 10.
Swimming Pool: The pool is in the spa hall and is heated to 30 degrees. It measures 10m x 5.5m, with a constant depth of 1.2m and has steps to aid access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: 75” 4k Smart TV with Denon AVR and HEOS app with HDMI connectivity in the open plan living space. Smart TVs in all bedrooms. All TVs have access to streaming services (guests’ own passwords). The games room/movie room has a projector for wall projection.
Wifi: Broadband.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
