Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets and towels are provided. Please bring your own towels and appropriate footwear for use with the swim spa and hot tub.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 2 travel cots are available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please use this ZapMap to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, pint glasses, wine glasses, highballs, tumblers).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets (approx. 6), tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap in bathrooms and kitchen.

Food Deliveries: Asda, Sainsburys, Morrisons, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Table tennis.
Garden: Large secure garden with patio, lawns and covered veranda leading to terrace and paddock.
Guests: This property sleeps 12 guests in 6 bedrooms. 2 more people can be accommodated on extra guest beds at an additional charge per person. For more details please see the floor plans.
Highchairs: 2 available on request.
Hot Tub: The hot tub is on the terrace at the back of the house and seats 8 people.
Kitchen/Utility: Electric range with two ovens, a warming oven and five ring hob, dishwasher, fridge/freezer, extra fridge, microwave, washing machine, tumble dryer.
Music: Bluetooth music system. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for at least 4 vehicles.
Rooms: 6 bedrooms (1 ensuite), family bathroom, kitchen, living room, large dining room, games room, downstairs shower room, utility room, WC.
Room Configurations: All bedrooms have zip and link beds that can be arranged as super kings or twins, except for Bedroom 4 which has a double bed.
Stairgates: There are stairgates available on request for use at the bottom of the stairs.
Swim Spa: The 4m swim spa is on the terrace at the back of the house; it is heated to 28-30 degrees.
TVs: TVs in the dining room (basic Sky package), living room and Bedroom 1. The living room and dining room TVs are Smart TVs with access to streaming sites.
Wifi: Superfast Broadband.
Woodburner: There is a wood-burner in the open plan living space. Kindling and logs are provided year round.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
NB: there is a small tenanted annexe neighbouring the property but this is otherwise separate and will not affect your stay.
