BBQ: Gas BBQ available Easter to the end of October, with gas provided.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, robes and towels are provided. Please bring your own towels and appropriate footwear for use with the pool, hot tub and sauna.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 3 cafetieres.
Cots: 3 travel cots available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: 1 outdoor plug for EV charging. Extension leads cannot be used with this (charging cable to plug only) and it must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation).
Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, tumblers, wine glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Iron and ironing board. Hairdryers in all bedrooms.

Features: Spa hall with pool and hot tub, sauna, games room.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: This is next to the spa hall, opposite the main house. It has a pool table, table tennis, a soft seating area, kitchenette and a large TV.
Garden: Fenced garden with lawn, large patio with garden furniture and outdoor cooking area.
Guests: This property sleeps 20 guests in 10 bedrooms. 2 more people can be accommodated on extra guest beds at an additional charge per person. For more details please see the Floor Plans.
Note that the dining table comfortably seats up to 20 guests
Highchairs: 3 provided on request.
Hot Tub: The hot tub is in the spa hall. It seats10 people.
Kitchen/Utility:
Main kitchen: 4 single electric ovens, 5 ring built-in electric induction hob, full height fridge, undercounter freezer, 2 dishwashers, microwave, extra fridge, extra freezer, washing machine, tumble dryer.
Kitchenette in games room: Fridge, kettle.
Music: Portable Bose mini speaker in the main house. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.

Rooms: 10 bedrooms (9 ensuite), bathroom, large open plan living space, utility room, games room, spa hall with pool, hot tub, changing room and WC.
Room Configurations: All bedrooms have zip and link beds that can be arranged as super kings or twins. Bedrooms 3 and 4 both have room for an extra guest bed at an additional charge each.
Sauna: The barrel sauna is just outside of the spa hall
Stairgates: 1 stairgate available for the top of the stairs in the spa hall.
Swimming Pool: The swimming pool is in the spa hall. It measures 8.5m x 5m, has a constant depth of 1.2m and there are steps for access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
Toddler Beds: 2 toddler beds are available on request. These are for infants aged 4 years and under.
TVs: Smart TVs in the open plan living space of the main house and in the games room, with access to streaming sites (own passwords).
Wifi: Starlink.
Woodburner: Double sided wood-burning stove for year-round use in the open plan living space of the main house, with one basket of logs provided and more available to purchase from the owners.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
