BBQ: Gas barbecue in out door kitchen, fuel provided year round.
Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets, towels and bath robes provided. Please bring your own towels and appropriate footwear for use with the pool and hot tub.
CCTV/Noise Monitors: CCTV covers the driveway. Noise monitors cover the dining room and garden. For more information please see Noise Monitors At Your Large Group Holiday House and CCTV At Your Large Group Holiday House.
Check In Details: This can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet. Dogs must be fed outside or in the utility room.
Electric Vehicle Charging: There are 2 EV charging points shared by all properties on the Estate. Extension leads cannot be used with these (charging cable to plug only). You will need to download an App to use this and can pay for usage by card. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine, champagne, pint, water/spirit, large gin & tonic, plastic wine and tumblers for use with pool).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, washing powder, hand soap and body wash in all ensuites.
Hairdryers in all bedrooms.

Features: Outdoor pool, hot tub and barrel sauna for year round use, 2 games rooms, outdoor table tennis, gaming zone/movie room.
Firepit: Wood fired fire pit for year round use, wood provided.
Food Deliveries: Waitrose, Sainsburys, Tesco, Asda, Morrisons and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information. When you place your order note that the Estate and Hunky-Dory have recently been allocated a new postcode - BA13 4GF. If the delivery driver cannot find Hunky-Dory using this postcode, he should try the old one - BA13 4AQ.
Games Rooms: The games room in the house has air hockey and table football. The separate games room has a pool table.
Garden: Secure walled garden with patio.
Guests: This property sleeps 18 guests in 8 bedrooms. 6 more people can be accommodated on extra guest beds at an additional charge per person. For more information please see the Floor Plans.
Highchairs: 2 available on request.
Hot Tub: The hot tub seats 12 and has an in-built lounger with jets, 2 fountains and lights. It has a manual cover which should be pulled across when you have finished using the hot tub.
Kitchen/Utility: 2 x electric ovens, 2 x warming drawers, 4 ring induction hob, 2 x combi microwaves, US style fridge-freezer, 2 x dishwashers, ice machine, washing machine, tumble dryer.
Movie Room/Gaming Zone: 85" Smart TV, X-box, gaming chairs and arcade games.
Music: Bluetooth speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Parking for up to 20 vehicles, a private runway and helipad.
Pizza Oven: Wood fired pizza oven for year round use, with wood supplied. See the perfect Homemade Pizza Dough recipe.
Rooms: 8 ensuite bedrooms, large kitchen, glass fronted dining area, utility room, drawing room, 2 games rooms, gaming zone/movie room, WC.
Room Configurations: Bedrooms 1, 2, 5 and 8 have zip and link beds that can be king size or twins; Bedrooms 3, 6 and 7 have zip and links that can be super kings or twins, and Bedroom 4 has 2 adult sized bunk beds. Bedrooms 1, 5, 7 and 8 have room for 1 optional extra single truckle bed (small charge each) and Bedroom 2 has room for 2 of these. To see where the beds are please refer to the Floor Plans.
Sauna: The barrel sauna is in the garden and seats 4 comfortably.
Stairgates: There is a stairgate at the bottom of the main staircase.
Swimming Pool: The pool is in the garden and measures 10m x 5m with a constant depth of 1.2m; it is heated for year round use and has corner steps. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
NB: The pool has an electric cover which is designed to keep it warm whilst not in use. It is very important that the cover is replaced when you have finished using the pool. If left off overnight this can create plumbing and heating problems and you may not be able to use the pool for the rest of your stay.
TVs: There are Smart TVs in the dining room, and in Bedrooms 3 and 7.
Wifi: Broadband.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
