BBQ: Charcoal BBQ in the outdoor kitchen, available Easter to the end of October, with charcoal provided.
Bed Linen and Towels: Duvets and pillows (synthetic fibres, hypoallergenic), bed linen, cot mattress sheets, and towels are provided. Towels are provided for use with the pools, hot tub and steam room. We recommend that you bring suitable footwear (flip-flops) for going to and from the spa facilities.
CCTV/Noise Monitors: CCTV covers the entrance gates and the parking area. Please see CCTV At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Nespresso coffee machine, 20-30 pods supplied.
Cots: 2 travel cots available on request. These are for infants age 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick banners, etc. to the walls due to the risk of marking/damaging paintwork.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (tumblers, wine glasses, champagne flutes, gin cocktail glasses, whiskey tumblers), tablecloth.
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, hand soap.
Welcome Packs of shower gel, moisturiser and bath soak, hairdryers in all bedrooms, iron and ironing board.

Features: Indoor infinity pool, steam room, outdoor heated infinity pool, hot tub, games room with pool table and racing car console, play area and trampoline, indoor gym with cross trainer, rowing machine and exercise bike, outdoor kitchen with bbq.
Food Deliveries: Asda, Sainsburys, Tesco and Waitrose will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Secure gated gardens, large patio, outdoor furniture, patio heaters (gas charged extra), heated canopy, play equipment and trampoline, outdoor kitchen with barbecue (charcoal provided), 2 x fridges and drinks cooler.
Guests: This property sleeps 15 guests in 7 bedrooms. 1 more person can be accommodated on an extra guest bed at an additional charge. For more details please see the Floor Plans.
Due to planning restrictions this property is unable to accept all male groups.
Highchairs: 2 provided on request.
Hot Tub: The hot tub is on the patio at the back of the house. It seats 6.
Kitchen/Utility: 2 built-in ovens, 6 ring gas hob, fridge/freezer with ice maker, 2 drinks fridges, steamer, microwave, 4 dishwashers, washing machine, tumble dryer.
Music: Sonos Sound System throughout the ground floor, Spotify on all TVs upstairs, Waterbrook speaker for Sonos in the garden and indoor pool. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 7 bedrooms (4 en suite), top floor shower room, large kitchen/breakfast room, dining room, living room, large reception hall, gym, changing room, games room, steam room, gym, utility, laundry room, WC.
Room configurations: Bedroom 1 has a fourposter super king size bed, Bedrooms 2-5 have super king beds, Bedroom 6 is a twin room and Bedroom 7 has zip and links beds that can be arranged as a super king or two singles.
Steam Room: The steam room is off the pool hall and seats 7.
Swimming Pools: The indoor infinity pool is 3.5m x 5.5m and is a constant depth of 1.2m. The outdoor infinity pool is 4m x 10m and 1.4m deep and is heated for use from April to October. It can be heated from November to March at an additional cost. If guests wish to bring their own inflatables to use in the swimming pools these must not contain glitter.
Toddler Beds: 2 toddler beds available on request. These are for infants aged 4 years and under.
TVs: There are Smart TVs with Amazon Firesticks in the living room, kitchen (2), games room and all bedrooms.
Wifi: Broadband.
Woodburner: There is a wood-burning stove for year round use in the kitchen. The first basket of logs is supplied with more available to purchase at an extra charge.
Restrictions: No smoking - no fireworks, sky lanterns or drones - no noise after 11pm
