BBQ: Charcoal barbecue for use year round, with charcoal supplied.
Bed Linen and Towels: Duvets and pillows (feather and down/allergy free available on request), bed linen and towels are provided. You will need to bring your own towels for use with the hot tub and appropriate footwear for going to and fro.
CCTV: CCTV covers external areas. For more information please see CCTV At Your Large Group Holiday House.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Nespresso coffee machine in main house, with a starter supply of capsules provided. 3 cafetieres.
Cots: Cots are not supplied at this property.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 3 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please use this ZapMap to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (red and white wine glasses, champagne flutes, tumblers, pint glasses, cocktail glasses), paper napkins.
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scouring sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, washing powder, hand soap.
Luxury toiletries provided. Hairdryers in all bedrooms.

Features: Hot tub, games area, trampoline, large grounds.
Fire Pit: This is at the front of main house and can be used year round. Wood is provided.
Food Deliveries: Dart Fresh (Mon, Weds, Fri only), Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Area: The dining table in the annexe doubles up as a pool table and for table tennis. There is also a backgammon table in the main house.
Garden: 5+ acres of garden and grounds, formal gardens with lawns, paddock, brooks, pond, decked terraces, outdoor furniture.
Note that the brook and the pond are unfenced, and there is a mini ha-ha, so children must be supervised at all times.
Guests: This property sleeps 14 guests in 7 bedrooms (5 in the main house, 2 in the Annexe). For more details please see the Floor Plans.
Highchairs: 1 available on request.
Hot Tub: The cedar-clad hot tub is on the decking outside of the annexe It seats 6-8.
Kitchen/Utility:
Main House: 1 electric oven, 1 microwave/oven, 6 ring induction hob, dishwasher, US style fridge-freezer, wine fridge, washing machine and tumble dryer in utility.
Annexe: Single electric oven, 4 ring electric hob, fridge with freezer compartment, washing machine/dryer.
Music: There are Sonos speakers in the kitchen and drawing room in the main house. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.

Main house: 5 bedrooms (2 ensuite), family shower room, kitchen/dining room, drawing room, sitting room, study area, cloakroom, boot room, utility.
Annexe: 2 bedrooms, shower room, open plan kitchen/dining/living room, cloakroom/utility
Room Configurations:
Main House: Bedroom 1 has a super king bed, Bedroom 2 has a king size and Bedroom 3 has a double bed; Bedroom 4 has zip and link beds (super king or twin) and Bedroom 5 has adult sized bunk beds.
Annexe: Bedroom 6 has twin beds, Bedroom 7 has a king size bed.
Stairgates: There are no stairgates at this property.
TVs: In the main house there are Smart TVs in the sitting room, kitchen and Bedrooms 1 and 2. These all have access to streaming sites (using your own passwords); there is a full Sky package in the sitting room and Bedroom 1. In the annexe there are smart TVs in the open plan living space and in both bedrooms.
Wifi: Broadband.
Wood-burners: There are wood-burners in the main house; these are in the hall, kitchen/dining room and drawing room. These can be used year round and an initial basket of logs is supplied for each.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property nor overnight – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
