BBQ: Gas BBQ for use July, August and September, with an initial supply of gas provided.

Bed Linen and Towels: Duvets and pillows (synthetic, feather/down, hypo allergenic), bed linen, bath robes and towels are provided. You will need to bring your own towels and appropriate footwear for use with the hot tub and sauna. Please also bring your own beach towels.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine:  Coffee percolator, cafetieres in the main house and annexe.

Cots: Cots are not supplied at this property.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome at a small extra charge (1 more strictly by arrangement with the owner). The lawn area of the main house and the patio area of the annexe are both fully enclosed; there is an outdoor dog wash area to remove mud and sand from pets before allowing them into the house. Please ensure you have read our Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please use this ZapMap to find the nearest charging points.   

Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, water glasses, pint glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of hand wash and body wash, hairdryers in all bedrooms.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Features: Hot tub, sauna, dip tank, tennis court, large grounds with woodland and meadow trails.

Firepits: There are several firepits in the grounds, with an initial supply of logs provided.

Food Deliveries:  Tesco, Morrisons and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden:  There is a large and very attractive landscaped garden with a hot tub, outdoor furniture, pizza oven and barbecue, croquet lawn, and a double hot shower shack (great for after a day at the beach). The larger grounds have a sauna, cold water dip tank and outdoor showers, woodland and meadows to explore, a viewing platform and several firepits dotted about for summer evenings.

NB: There is a large pond with a fountain, and a dip tank next to sauna, so children must be supervised at all times.

Guests: This property sleeps 17 guests in 8 bedrooms (6 in the main house, 2 in the adjoining annexe). 3 floor mattresses are available for 3 extra guests at an additional charge per person. For more details please see the Floor Plans

Highchairs: There are no highchairs at this property.

Hot Tub: The hot tub is outside in the garden. It seats 4-5.

Kitchen/Utility:  

Main House: 2 electric ovens, 5 ring induction hob, dishwasher, tall fridge-freezer, microwave, washing machine and tumble dryer, iron and ironing board.

Annexe: Electric cooker, fridge, washing machine, tumble dryer.

Chest freezer in outdoor WC.

Music:  BlueTooth speaker in main house. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 8 vehicles on the main drive, additional parking for 4 cars by the annexe.

Pizza Oven: This is wood fired, with an initial supply provided.

Main House: 8 bedrooms (4 ensuite), family bathroom, kitchen, orangery/dining room, living room, TV Room, utility room.

Annexe: Open plan living space with kitchen/dining/living room areas, 2 bedrooms, shower room.

Main House:

Bedroom 1 has a king size bed (room for 2 extra beds)
Bedroom 2 has 2 single beds (room for 1 extra bed)
Bedroom 3 has a king size bed (room for 1 extra bed)
Bedroom 4 has a king size bed (room for 1 extra bed)
Bedroom 5 has 3 singles (room for 2 extra beds)
Bedroom 6 can be a super king or twin room (room for 1 extra bed)

Annexe:

Bedroom 7 has a king size bed
Bedroom 8 has bunk beds

The extra beds are good quality floor mattresses and are charged extra per person. Up to 3 extra beds can be used per stay.

Sauna: In the azalea garden, this is a wooden barrel sauna that seats 6-8. Next to it is a cold water dip tank and showers.

Stairgates: There are pull out stairgates at the bottom of the stairs in the main house and at the top of stairs in the annexe.

Tennis Court: This has an all-weather surface. Rackets and balls are not provided.

TVs: There are Smart TVs in the TV Room of the main house and the living space in the annexe. These have Sky Sports and access to streaming sites (guests’ own passwords).

Wifi: Fast Fibre Broadband.

Wood-burner: There are wood-burners in the living room and hall, with an initial supply of logs provided.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 9pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
